The client had a small, lakefront, 3-bedroom ranch home...and a growing family. They loved their location, but they needed more space.
Due to tight budget constraints, I suggested we that analyze the existing foundation to see if we could add a second and possibly third floor. The existing foundation was partial crawl space and partial basement. It was determined that the basement area would support additional weight, but the crawl space would not. To compensate, we installed six helical pilings under the existing footings to carry the extra load. The main floor was renovated to yield a Master Suite, larger Kitchen and Dining area, new Entrance and Foyer, Powder Room and larger Living Room. We also constructed a second story addition with five (5) new Bedrooms and two (2) full Jack-and-Jill Bathrooms, and topped that off with an Attic Bonus area that could be used for overflow living space. Both additional floors were designed to transer all loads directly to the outside foundation walls and not place any addtional loading on the existing main level floor joists or interior supports.
